    Common questions

How often are these rates updated?

Twice a week — every Monday and Thursday. We re-read the publicly posted rate pages from every credit union that lends in Texasstarting around 11 a.m. Central.

Do I need to join before applying?

Yes — credit unions require membership before closing. Most let you open a share account and apply for a mortgage on the same day.

Are these APRs or interest rates?

We display both when the credit union publishes them. See our APR vs. interest rate vs. points guide.

Why aren't the big banks listed?

Most large banks don't publish mortgage rates online — they quote per applicant. Credit unions almost always post theirs publicly, which is why they dominate our comparison.

How do credit union mortgage rates in Texas compare to bank rates?

We don't publish bank rates, so the fairest comparison available is the national average across all lenders. Freddie Mac's weekly PMMS average puts the 30-year fixed rate at 7.24% as of October 29, 2026.

Of the 73 credit unions listed here lending in Texas with a 30-year fixed mortgage, 19 advertise an interest rate with no points, no buydown and no 1%-down restriction. Among those 19, the median rate is 7% and the lowest is 5.99%, at VICTORIA TEACHERS. 16 of the 19 are below the national average.

We narrow the set because a rate bought down with points is not comparable to one without points.

One caveat in our favour and one against. Freddie Mac's average includes credit unions alongside banks, so it is a blended figure — if credit union rates sit below the blend, they sit further below a bank-only average. Against: since November 17, 2022, PMMS has used actual mortgage loan applications rather than a lender survey. Our figures are advertised rates, typically a lender's best tier, not application rates. Freddie Mac also stopped publishing average points then, so we can't confirm its point structure, while every rate in our comparison set is a zero-point rate. Freddie Mac's methodology.
